We have listed below the policies for our Massachusetts country inn, Ashley Manor. Please review them and then make reservations to stay with us when you travel to Cape Cod. Our B&B accommodations and amenities are a welcome alternative to typical hotel lodging.

High Season May 20 thru October 31   -  Suites $265 - Traditional Room $180-$215
Quiet Season November 1 thru May 21 - Suites $195 - Traditional Room $160-$175

Canterbury Suite - add $100 per night for third adult

We reserve the right to require a two-night minimum stay during our "high-season", selected holidays, and on weekends. For one-night stay request, please call to inquire.

As a small, elegant inn, Ashley Manor offers you the finest amenities and warm hospitality. In addition, you always have the security of knowing that your reservation with us is guaranteed. Once we confirm a room for you, all other requests are turned away. However, the Manor reserves the right to change room/suite assignments, providing the assigned accommodations are equal to or better than the first assignment.

On reservations of one or two nights or during holiday periods, a guarantee of the full amount is required at time of booking. A guarantee of one half of the full amount is required on reservations for longer stays at the time of booking.
For reservations of 4 or more nights, the balance is due 14 days prior to your arrival. Reservations may be guaranteed with credit card or personal check. We request that checks be received within 5 days of reserving to maintain the reservation.

Cancellation Policy

A 14-day notice of cancellation is required for a refund of deposit, less a $25 processing fee. No refund will be issued if you cancel less than 14 days prior to arrival.  In addition, you will be held responsible for the entire amount of your confirmed stay if you cancel all or any part of your reservation with less than 14-days notice.  If we are able to re-book due to last-minute cancellations or early departures, your monies will be refunded, less a $25 processing fee.

Reservations confirmed by gift certificates are subject to the same cancellation policy.

Check-in/Check-out

Check-in time is 3:00 pm to 8:00 pm
Check-out time is by 11:00 am
Please call the innkeeper for assistance with late arrival; self check-in instructions will be provided.
On-premises, free, assigned parking is provided for one vehicle per room.

Ashley Manor welcomes children ages 14 and older.
No pets please; call for kennel referrals.
Ashley Manor is pleased to provide WI-FI Internet access.
In order that all guests may enjoy the inn experience they are seeking, we do not specialize in large party rentals and do not accept bookings for more than 2 rooms for one party.

Non-Smoking Policy: Smoking is not permitted in the inn or on the grounds. We reserve the right to charge a fee of $250 for special cleaning to any guest smoking in the inn.

State and local taxes of 11.7% are additional.

A full, gourmet breakfast is served each morning.
