Luxury Suites - Rates $175 - $235

	Canterbury Suite  - A delightful two room suite with an elegant Queen-Size pencil post bed, a working fireplace, cherry armoire with cable TV/DVD/VCR and two large wing chairs complete the master suite. An adjoining sitting room features an antique writing desk and a comfortable reclining chair. The full bath has a tub shower combination and a separate two-person Jacuzzi whirlpool tub.  This suite will accommodate three people or two who require separate sleeping areas.  A lovely suite for two, or even three.
	King George’s Suite - This second floor corner room is elegant, spacious and features a king-size canopy bed, and intimate sitting area for two in front of a large working fireplace.  This room is tucked here and there with the eaves of the house, giving this suite a warm cozy feeling within a spacious setting.  A private bath also includes a tub shower combination, a separate two-person Jacuzzi tub and all the amenities of a luxury bathroom. This expansive room offers abundant natural light with its 8 windows.
	Queen Charlotte’s Suite - This first floor spacious room is entered through a private hallway which separates the suite from the common rooms. It has a queen-size canopy bed, sitting area with matching wing chairs, a working fireplace... and beautiful woodwork throughout the room, wonderfully restored in the colonial style.  It also has a secret! The bath features a large Jacuzzi tub for two, mirrored closets and a second bath area with a walk-in-shower. An elegant and romantic suite!
	Ashley Suite - A very private suite entered through French doors off the patio, overlooking the gazebo and grounds.  This room features a queen-size canopy bed, sitting area for two, working fireplace, entertainment center with TV and mini-refrigerator.  The bathroom is spacious with a large Jacuzzi tub for two (pull-out shutter doors allow for a view of the fireplace from the Jacuzzi) and over-sized walk-in-shower.  A beautiful room for that special occasion.. or any occasion.  This room was featured in the Boston Globe travel section  - Checking Inn,  April 2, 2006 (see press reviews).
Traditional  Rooms - Rates $145-$175
	Federal Room - A cozy second floor room tucked under the eaves, is entered through a private hallway, and features a queen-size bed, decorative fireplace surrounded by unique antique tile work, and two wing chairs to greet you in this very comfortable and quiet room.  A large private bath with shower/tub and generous vanity space.  The Innkeeper's favorite!
	Phinney’s Terrace Room - Bright and airy second floor room with queen-size antique iron bed, working fireplace, Nantucket speckled floors, and a private deck exclusive to this room.  Spacious private bath with shower/tub.  Comfortable wicker chairs complete the terrace atmosphere of this room!

Reservations

As a small, elegant inn Ashley Manor offers you the finest amenities and warm hospitality. In addition, you always have the security of knowing that your reservation with us is guaranteed. Once we confirm a room for you all other requests are turned away. However, the Manor reserves the right to change room/suite assignments providing the assigned accommodation is equal to or better than the first assigned accommodation.

• On reservations of one or two nights or during holiday periods, a guaranty of the full amount is required at time of booking.
  A guaranty of one half the amount is required on reservations for longer stays at time of booking.
• For reservations of 4 or more nights, the balance is due 14 days prior to your arrival.
  Reservations may be guaranteed with credit card or personal check.  We request that checks be received within 5 days of reserving to maintain the reservation.

Cancellation Policy

• A 14 day notice of change of reservation dates or cancellation is required for a refund of deposit, less a $25.00 processing fee.
• We're pleased to guarantee your reservation for the entire duration of your requested stay and early departure or last minute (less than 14 days) cancellation is subject to the full room charges of your original reservation unless we can re-book the assigned room for the nights forfeited 
• If we are able to re-book your room due to last minute cancellation or early departures, your monies will be refunded, less a $25.00 processing fee. We will also deduct any discounts that had to be applied to secure a last minute re-booking. 
• If we are unable to re-book your assigned room, we will retain the full amount of the charges, less the $25.00 processing fee, to be used towards a re-scheduling of your reservation within 6 months of the original reservation dates.  Policy does not apply for a cancellation on day of arrival.

Check In and Out

• Hours of check in are after 3:00 pm to 8:00 pm
• Check out time is by 11:00 am
• Please call the innkeeper for assistance with late arrival; self check in instructions will be provided
• On premises free assigned parking is provided for one vehicle per room

Miscellaneous

• Ashley Manor welcomes childred ages 14 and older.
• No pets please; call for kennel referrals
• Ashley Manor has available in-room telephones and WI-FI internet.
• In order that all guests may enjoy the inn-experience they are seeking, we do not specialize in large party rentals and do not accept bookings for more than 2 rooms for one party.
• Non Smoking Policy:  We are a non-smoking inn and we reserve the right to charge any guest smoking in the inn a fee of $250 for special cleaning.
